As mentioned, talk to local lenders (I agree that you need to beware of online lenders) and get multiple offers. I don't know that there is a specific bank that is better. The one that gives you the best rate and terms is the best one. If you don't have a credit history though, you will have trouble getting a loan or a good rate without a good down payment. As far as terms are concerned, you can get 40 to 50 years but the difference in the monthly payment amount compared to a 30 year loan aren't enough to make them worthwhile.
